Concept to Completion

On realising the fact that conventional construction methodology has few eminent gaps; we conceived this Design + build setup with an objective to fill all these gaps in the current procedures and further to strengthen up an overall process for a faster and error-free project delivery system.
In a traditional project delivery system, there are separate contracts for design and construction.
The Design/Build concept means that a single firm takes the responsibility for a complete project, creating and managing a team of both design and construction professionals.

By its definition, “Design-Build” refers to the process in which one entity will bear sole responsibility for both the design and construction of your project. There is just one contract for services and the company that you hire will either perform all of the services in-house or will subcontract out certain specialized services to other companies

Traditional process 

Traditional approach has three stages. First, the design stage. At this stage, the project owner works with an architect to come up with a design proposal. Second, the bidding stage. At this stage, several potential contractors will tender bids on the pre-decided design. This means that they will submit their proposals to the project owner, who will then decide which contractor he wants to construct the building. Finally, at the construction stage, the actual construction of the building will take place by the contractor who won the bid, in line with the original design.

Lower Cost

Early Knowledge of Cost relies heavily on accurate estimating and cost forecasts for every phase of the project. It falls on the design-build team to employ their extensive knowledge and understanding of all project-associated costs such as materials, equipment, and labor to provide a comprehensive cost view of the project at various phases during the design-build process.
A design-build firm can provide an owner with an accurate cost initially. This critical step allows an owner to make important decisions early on in the design phase and the construction team is an integral part of the design team, so construction issues are addressed early

Quality projects

DesignBuild firms have quality control, quality assurance, and an owner review component. The quality control activities help the project team determine if quality standards are being met. Multiple quality review activities can identify problems early in the construction process, meaning issues can be caught and addressed early in the process.
The design-build method helps to remove ambiguity that may arise in material and construction specifications.  Since the designer, engineer and builder are from the same firm, the focus remains on protecting the client's interest.
 

Fast completion

Everybody is on the same team allows design and construction to work on parallel tracks. This streamlined process means construction projects are often completed 30 % faster (sometimes even quicker) than traditional projects.
The inherent nature of the design-build delivery method also results in decreasing the risk of schedule erosion and project delay. Bidding periods and redesign time are eliminated. Materials and equipment procurement and construction work can begin earlier-in some cases before the construction documents are fully completed. Since total construction time is reduced.

Effective Communication

Undivided responsibility. A single contract changes everything. Design-build is transparent because owners understand the process and know what is going on at all times. 
With one design-build entity, the roles of designer and constructor are integrated. One entity drives one unified flow of work from initial concept through completion.
Changes and disputes are rare in design-build projects, because the sole-source responsibility of a single firm for both design and construction clearly places the responsibility for coordinating all project elements squarely in the hands of the design-build team.

Design-build also relieves the owner of a substantial amount of the coordination burden from one phase to the next. 
The owner has to contact the project manager from the DesignBuild firm to follow up in most of the cases. 

Client Involvement

Design-build operates under the assumption that the owner actually wants to be an active participant in the design and construction of their building. By being involved in the process, owners can guarantee that their goals will be accomplished and that their wishes will be achieved. Such involvement gives owners a lasting sense of pride in their building.

Project Assessment-The designs layout the program on the site and address schedule and construction budget requirements.   Your input andparticipation in this phase is vital, as you get the first glimpses, and then a more defined look at how your home will take shape. Itis important to establish a clear decision-making process with your architect during this phase.The architect does precedent research on the main materials. Programming is done at this time where the client provides thearchitect with a list of what spaces are going into the building. The architect establishes the size, location, and relationshipsbetween all the spaces. The basic goal of schematic design is to establish the shape and size of the building with some basic plansof the spaces. Schematic is where we figure out more or less how the building will look and operate. This phase has a great deal ofsketching lots of meetings with the clients and is overall the fun part for the clients where you are really doing the general design.Once the basic design is locked down and the Architect provides the client with drawings, the Architect and owner will agree toproceed to the next phase of design.
